BER Certificates are required for houses when they are for sale or lease and also in the support of grant applications from SEAI. To carry out a BER certificate we will need to carry out a survey of the house. On average this usually takes around one hour but varies depending on the size of the property. Once the survey is completed we carry out our calculations in our office and run the results through a software package which generates a rating on a scale from A to G. The BER Certificate is valid for ten years. Once the BER Certificate is completed we can provide advice on cost effective works that could be carried out to improve the energy efficiency and rating of the property.
Provisional domestic certificates are now required by the council during the planning process. They are used to demonstrate compliance with the Building Regulations Part L “Conservation of Fuel and Energy”. To carry out a provisional BER Certificate we will have to work closely with the architect to produce a specification for the dwelling. This will include defining the insulation levels, heating system, renewable technologies and other elements of the fabric of the building. Once a specification which achieves compliance with the regulations is agreed with the architect and client a provisional BER Certificate can be produced. This certificate is valid for two years and is sent to the Building Control section of the County Council. Once the building is fully constructed is complete a final BER Certificate will have to be produced to demonstrate that the building is in compliance with the Building Regulations Part L “Conservation of Fuel and Energy”.

The survey required is more extensive than that required for a domestic property. As a result Commercial BER’s are significantly more expensive than domestic BER’s. The time required to complete the survey depends greatly on the size and layout of the building. The results can vary greatly depending on what type of commercial property the building is used for and the size and usage of the individual rooms within the building.
