Architectural Services

Design & Planning

As well as structural and engineering services, we also provide a full array of design options. Whether it be domestic houses and extensions, commercial properties or school buildings, our team is competent in realising and expanding on if necessary, the client's ideas and requirements.

As part of our range of services, we can advise on whether planning permission should be sought in respect of existing or prosepective developments. We have the necessary experience to complete and submit planning applications to most local authorities for a variety of projects whether small or large scale and can provide packages to suit the projects and clients needs which can include site surveys, site suitability testing, full drawing documentation, provisional dwelling BER, planning application submission, commencement documents and signing-off.

When is planning permission normally required?

In general, planning permission is sought from the relevant local authority and is required for most developments which include change of use or land or structure, demolition and/or alteration of existing structures and construction/erection of new. Exemptions do also exist for certain developments and may be subject to size and height restrictions or nature of subject.

How long does it take?

In most cases the process of obtaining planning permission usually takes 12 weeks from the date of lodging to final grant. This will vary if further information is required or if objections to the application are made. Additional consideration should be considered for the time it takes to design and prepare the planning application.

How much will it cost?
